Tenant FAQs

  • Are my personal belongings covered by the landlord’s insurance?

    No. Your landlord’s policy only covers the building (e.g. fire and flood).

    You’ll need your own contents insurance to protect your belongings and cover any accidental damage to the landlord’s fixtures and fittings. 

  • Can I list the property on Airbnb while I’m away?

    No. Any form of subletting, including short-term lets such as Airbnb, is forbidden without your landlord’s explicit permission.

    Doing so puts you in breach of contract and may lead to eviction. 

  • Can I sublet the property I’m renting?

    No. Subletting without your landlord’s written consent breaches your tenancy agreement and may lead to eviction. 

  • Can I change the energy provider?

    Yes, you’re free to switch to your preferred supplier.

    Our partner Muuvo will help set up your initial accounts, but you’re responsible for managing them going forward.

    If you don’t register, you may face reconnection fees or other charges. 

  • I’m a student – do I still need to register for Council Tax?

    Yes. Even as a student, you must register with your local authority to claim your exemption or discount.

    We can’t do this for you, and failure to register may result in additional fees from the council. 

  • How long do I have to report discrepancies in the inventory?

    You have five working days to let us know about any discrepancies.

    If you don’t report these within that time, you could be charged for damage at the end of your tenancy. 

  • Do I need to be present for the check-in appointment?

    It’s not essential, but we do recommend being there if possible.

    This allows you to walk through the property and raise any immediate concerns directly with the clerk. 

  • Who pays for the international bank charges?

    You are responsible for covering any banking fees. The full rent and deposit must reach us in cleared funds, with all charges paid by you. 

  • When do I need to pay my first month’s rent and deposit?

    We need to receive cleared funds in our client account at least 48 hours before your tenancy starts, excluding weekends.

    If you’re paying from an overseas account, please allow 3–4 working days for the transfer unless you arrange an urgent payment. 

  • How do I pay my rent?

    You’ll receive rent payment details in your welcome email. We recommend setting up a standing order so payments arrive on or before the due date. If you need your payment details again, please contact your Property Manager. 

  • I have a maintenance issue – who should I contact?

    Please report all maintenance issues through our 24/7 Maintenance Portal for the quickest response:

    Emergency maintenance is monitored around the clock, ensuring urgent issues are dealt with promptly. 

  • What happens at the end of my tenancy?

    At the end of your tenancy, we’ll guide you through the final steps. You’ll need to return the keys, ensure the property is clean and in good condition, and allow access for a final inspection. If everything is in order, your deposit will be returned in line with the tenancy deposit scheme rules. If there are any issues, we’ll let you know what needs to be resolved before release of funds.

  • What is an EWS1 Form?

    The EWS1 (External Wall System) form is used to assess the fire safety of a building’s external cladding. It’s typically required for flats in multi-storey buildings. If you’re selling, your buyers mortgage lender may ask for one. Not all buildings need an EWS1 – we can advise based on the specific property.

  • How long does it take to sell a property in Central London?

    This depends on market conditions, pricing, and the type of property. On average, sales can take anywhere from 8 to 16 weeks from offer to completion. High-demand properties may sell faster, while more complex sales (e.g. new builds or leasehold flats) may take longer. We can give you a realistic timeline based on your property and current demand.
