Tenant Fees

Once you have had an offer accepted by a Landlord there are various procedures and requirements that need to be undertaken in order to prepare the Tenancy. Below we set out the costs and charges applicable to you as a Tenant in progressing your application from offer stage to Tenancy.

Housing Act Tenancies Rented by individuals as their main home at £1923.07 per week or less
Rent The agreed rent payable throughout the term
Holding Deposit The amount payable to reserve the property	1 week’s rent
Tenancy Deposit The security deposit held for the duration of the tenancy	5 or 6 week’s rent
Fees and Charges Where applicable, the following charges will be payable
Change of Occupier Deed of Assignment	£50 incl. VAT
Change of Tenancy Terms Deed of Variation	£50 incl. VAT
Ending Tenancy Early Deed of Surrender	£50 incl. VAT
Late Rent Payments Interest at 3% above Bank of England base rate after 14 days
Lost Keys Reasonable costs for replacement of keys and locks

Non-Housing Act Tenancies Companies and/or not their main home and/or £1923.08 per week or more
Rent The agreed rent payable throughout the term
Holding Deposit The amount payable to reserve the property	2 week’s rent
Tenancy Deposit The security deposit held for the duration of the tenancy	Subject to contract Usually 6-8 week’s rent
Tenancy Agreement	£360 incl. VAT
Renewal Tenancy Agreement	£360 incl. VAT
Renewal Memorandum of Agreement	£180 incl. VAT
References per Tenant	£54 incl. VAT
References per Company	£108 incl. VAT
Change of Occupier Deed of Assignment	£150 incl. VAT
Change of Tenancy Terms Deed of Variation	£150 incl. VAT
Ending Tenancy Early Deed of Surrender	£150 incl. VAT
