Receiving an offer
When an offer is received we will notify you immediately. If there are any terms within the offer you will be made fully aware of, whilst we check the buyer's ability to go forward with the offer before you make the decision whether to accept.
Once the offer has been accepted we will prepare a memorandum of sale and confirm the agreed price by writing to all parties. We will also ask you to confirm the details of your solicitor.
A draft will then be sent out from your solicitor to the buyer's solicitor so that they can carry out some preliminary enquiries. Exchange of contracts, dates for the survey and the date of proposed completion will also be agreeable at this stage of the process.
Until the contracts are signed, there are no legal obligations.
This process occurs once certain elements are agreed and confirmed, such as: the buyer's mortgage offer, local search enquiries, good title evidence, items included in the sale and any preliminary enquiries following receipt of draft contract.
Once both parties have signed the contract, the deposit will be paid from your solicitor to the buyer's solicitor in the form of a bankers draft or telegraphically transferred, the deposit is usually 10% of the purchase price. Completion date is agreed mutually.
The remaining monies of the agreed fee are paid from the buyer's solicitor to your solicitor's account, usually 90% (depending on the original deposit), thus completing the deal.
Once your solicitor confirms that the money has cleared into your account we will release the keys.
